Harbour Pointe: Elevated Living Amenities
What Our Client Wanted - Harbour Pointe is a large-scale luxury rental community along Bayonne Harbor, designed to offer residents a full suite of amenities that extend beyond the private apartment.
The development includes a clubhouse with a range of shared environments—from a leasing office and reception area to a lounge, game room, library, and fitness center—each intended to support both daily use and a strong first impression for prospective residents.
The client sought to refine and elevate these amenity spaces by revisiting the original finish and furnishing selections, with the goal of creating a more cohesive and considered experience throughout the clubhouse.
Mimi worked in collaboration with the project manager and architect to review and develop the FF&E approach across all public-facing areas of the clubhouse.
Rather than reworking the architectural framework, the focus was on bringing clarity and consistency to the interior experience—aligning materials, furnishings, and visual language across a diverse set of spaces.
One of the more complex areas was the fitness center, defined by its fan-shaped layout and expansive glazing. A high-performance athletic flooring system was selected and developed into a custom color pattern that organizes the space while maintaining continuity across the room. A large-scale wall mural was introduced to reinforce the energy of the space and create a more immersive environment.
Throughout the clubhouse, furnishings were carefully selected for both durability and proportion, supporting a range of uses from quiet, individual work to more social and active gathering. Layouts were refined to ensure clear circulation while maintaining a sense of comfort within larger volumes.
In the leasing and reception areas, a more restrained material palette was used to establish a calm and professional first point of contact, while still maintaining continuity with the surrounding amenity spaces.
Artwork and accessories were introduced selectively, adding depth and warmth without competing with the architecture.
The result is a cohesive series of shared residential environments that support everyday use while reinforcing the overall identity of the building.
